The story
Co-founded by Tony-nominated producer Blair Russell and playwright-director Steve Wargo, Denver Immersive Repertory Theater (D.I.R.T.) was conceived as Denver’s first permanent, year-round venue built specifically for live, long-term immersive performance. Taking over 10,000 square feet across two levels in the former corner Patagonia retail space at 15th and Blake streets in LoDo, the venue was designed to move away from temporary pop-ups and construct a permanent infrastructure for free-roaming theater.
D.I.R.T.’s debut production, Midnight's Dream, takes Shakespeare’s A Midsummer Night's Dream and reshapes it into an open-ended, adult-oriented experience set across eleven interconnected environments. Audience members wander through enchanted groves, dark chambers, an underground dungeon, and a working absinthe salon while multiple storylines play out simultaneously around them. You wear a mask, stay silent, and decide which actors and narrative threads to pursue through the dark.
Though backed in part by a $400,000 loan from the Denver Downtown Development Authority, the venue encountered heavy administrative turbulence during construction—facing unpaid contractor claims and a July 2026 eviction notice over unpaid rent before completing its launch. Despite the financial headwinds, the footprint at 1431 15th Street remains one of the most ambitious physical builds for multi-level, choice-driven theater in the region.
What it's like
Arriving at 15th and Blake, you step out of LoDo's streetscape into a dim, fog-filled two-story space where talking is strictly forbidden and everyone wears a mask. You will be on your feet for nearly three hours, navigating dim light, theatrical haze, and narrow staircases as actors sprint between eleven rooms. Wear genuinely comfortable, flat shoes and don't try to stick with a partner—you get a much fuller picture of the plot when you intentionally split up during the show and compare notes over cocktails at the bar inside afterward.
The move: Go masked into Midnight's Dream and deliberately split up to chase different characters, then reunite over cocktails in the venue's bar to piece together the two halves of the story you each saw.
